Maintenance

Residential & Commercial

Smith Services, Inc offers maintenance contracts to their customers. Upon purchase of a Preventative Maintenance Plan, we agree to provide you with a complete precision tune-up and professional cleaning for your air condtioning and heating equipment during the term of the contract. We now offer annual plans in addition to our normal semi-annual plan.

MAINTENANCE PLAN PROCEDURES INCLUDE:

We warranty all workmanship for 30 days (except as noted below)


1. Remove any trash or debris from indoor and outdoor units

2. Test and record all voltages and amperage on indoor blower motor

3. Test and examine all controls on indoor and outdoor units

4. Examine and tighten all electrical connections on the indoor  and outdoor units

5. Clean and treat condensate drain line from indoor coil to  common drain line.

(There is no warranty for any condensate drain issues that  occur after any maintenance that was performed on any equipment or system.)

6. Clean and treat condensate pump if part of the cooling drain  system

7. Inspect and test auxiliary float switch

8. Test and record voltages and amperage on electric heat strips

9. Examine duct condition (if accessible)

10. Test and record indoor air temperature

11. Test and record indoor temperature drop in cooling mode

12. Test and record indoor temperature rise in heating mode

13. Test and record refrigerant pressures (low and high side)

14. Clean outdoor condenser coil to outdoor unit

15. Test and clean outdoor fan motor

16. Test and record all voltages and amperages on outdoor unit  fan motor and compressor)

17. Visually inspect indoor and outdoor coils and copper tubing for refrigerant leaks

18. Examine and tighten all electrical connections and disconnect of outdoor unit

19. Inspect condition of interior insulation of the air handler

20. Provide written report
